• 中文摘要： 本文首先從賣方折扣率底線的觀點開始建立一房屋搜尋模型，模型同時考慮賣方和仲介業的行為，一方面說明賣方搜尋成本和買方所要求折扣率分配對銷售期間和成交機率的影響，另一方面提供未來修正理論模型的基礎。使用信義房屋仲介公司1990-1993年資料和利用存活分析法(survival analysis)來估計銷售期間。一方面，我們要探究影響房屋交易之銷售期間的可能原因為何？另一方面，我們也想瞭解銷售期問是否具有時間相依性(timedependence)，是否銷售期間愈長者，愈不易賣出？或愈容易賣出？ 本文利用四種不同的分配一exponential、Weibull、log-normal和generalized gamma來估計房屋的銷售期間。由估計結果知四者中，exponential、Weibull和log-normal分配均顯著的被拒絕，而接受generalized gamma分配，但log-normal分配估計結果之係數值與gen-eralized gamma分配差異並不大，且其概似值亦相近。另在全部資料和各房屋現況中，規模參數值皆顯著的大於1，顯示，房屋賣出的機率會隨著銷售期間的增長而變動。換言之，呈現明顯的時間相依性。 我們亦得到，訂價與委託底價之比率愈大，可能表示經過多次降價過程，亦可能表示訂價太高嚇走一些潛在購買者，平均銷售時問較長。屋齡較久、委託期間愈長。賣屋原因為不急著賣者，平均銷售時間較長。店面和辦公室使用的房屋因機會成本較一般住宅為高，所以銷售期間較短。又高總價一組的房屋，其平均銷售時間較短，而低總價的一組，情況卻相反，此和一般印象相違，值得做更深入的研究。
• 英文摘要： This paper employs search theory to study the relationships between the list price, the transaction price,and marketing duration in the Taiwan real estate market. Theoretically, buyer uses a set of criteria together,with the listing price to develop an offer which is based on a (guest) minimum discount rate guideline from thelisting price to determine a price that will be acceptable to the seller. We attempt to describe the impact ofpricing strategies (seller's minimum discount rate) and marketing duration by incorporating the minimumdiscount rate in a search model. The derived search model indicates the presence of a positive relationshipbetween the minimum discount rate and marketing duration; an inverse relationship between marketingduration and minimum discount rate; an inverse relationship between searching costs and minimum discountrate; and a positive relationship between the buyer’s average discount rate of distribution function andminimum discount rate.The study uses data collected during the 1990-1993 time period and provided by HsinYi Realty Co.. We apply the survival analysis to estimate the marketing duration.
